The five classic schemes
Phantom help: charges monthly 'case management' fees and does nothing. Deed theft: 'temporarily' sign over title so they can 'negotiate' — you've sold your house for nothing. Rent-to-buy-back: sign the deed, rent your own home, terms ensure you never buy it back. Refinance fraud: doctored applications with your signature. Forensic-audit upsell: sells a 'loan audit' as a magic bullet for a fee.
Every one starts with the same hooks: certainty ('we WILL stop it'), urgency ('sign today'), and secrecy ('don't call your lender — we handle everything').
Your legal shields
The FTC's MARS rule (Regulation O) bans most upfront fees for mortgage-relief services and requires clear disclosures — including that you may stop working with a company at any time and may reject any offer without paying. State laws add licensing and contract-cancellation rights. Anyone violating these rules on day one will not improve on day thirty.
How to verify anyone (including us)
Legitimate helpers welcome scrutiny: verify HUD counselors at hud.gov (or 800-569-4287), check state licensing databases, search the company name plus 'complaint', insist on written agreements, and never — ever — redirect mortgage payments or sign a deed as a condition of 'help'.
