Servicers must provide an itemized reinstatement quote on request — demand it in writing with a good-through date. Audit it: inspection fees for inspections that never happened, duplicate attorney fees, and stale escrow math are common and negotiable.

The deadline is state law

Examples of protected windows: California — until five business days before the sale; Utah — within three months of the notice of default; Illinois — within 90 days of service; many judicial states — any time before judgment or sale confirmation. Even past a statutory window, lenders routinely accept reinstatement rather than litigate — but that's grace, not right, so move inside the window.

Where families find the funds

Real-world sources, in rough order of frequency: 401(k) loans (no credit check, you repay yourself), family loans with written terms, sale of a vehicle or asset, employer hardship advances, state homeowner-assistance funds (free money where funded — check your state), and disaster grants where applicable. What to avoid: payday chains and any 'investor' whose reinstatement help requires your signature on a deed.

After you pay

Get written confirmation the loan is current, the foreclosure is cancelled or dismissed, and the credit bureaus will be updated. Keep the proof permanently. If the payment problem was structural rather than one-time, pair reinstatement with a modification conversation — reinstating an unaffordable loan just schedules the sequel.
